WHAT TO EXPECT FROM YOUR HOME INSPECTION

I am often asked “What should I expect…?” from agents and clients when preparing for a home inspection. Here is a brief description of the home inspection process from start to finish that should help answer some of these questions:
HOW MUCH DOES AN INSPECTION COST?
Every property has a unique set of characteristics that affect the price of a home inspection. Size, age, foundation type and location are all factored into the pricing, as well as ancillary services such as pool inspections. HOW DO I SCHEDULE AN INSPECTION?
Scheduling a home inspection is easy. Just visit the Schedule Your Inspection page on my website to quickly and easily schedule an Inspection on the day and time that works best for you. Agents wishing to schedule inspections for their clients can use the same feature, or they can call or text me at 225-287-4980 with the client’s name, phone number and email along with the property address and I will take care of the rest! I will send confirmation and reminders to the client, the client’s agent and the listing agent.
HOW DO I PAY FOR MY INSPECTION?
When an inspection is scheduled a text message and email are sent directly to the client with a link where they can sign the Pre-Inspection Agreement and make payment online with a debit or credit card. I also accept cash or check payments on the day of the inspection.
DO I NEED TO ATTEND THE INSPECTION?
Clients are always encouraged to attend their inspection when possible, however it is certainly not mandatory. The inspection is a great opportunity for clients to learn about the unique systems and components of the home. Many clients choose to arrive toward the end of the inspection so that I can review the report with them and answer any questions they have on-site. If a client is not able to attend, I call them immediately after the inspection to go over the report with them on the phone. Since I am a licensed Realtor, agents do not need to attend inspections as I have eKey access to properties through the MLS. Of course, agents who choose to attend inspections are always welcome.
HOW LONG DOES THE INSPECTION TAKE?
Home inspections vary in duration, mainly due to the size and age of the home being inspected. Presumably a home that is larger will take more time to thoroughly inspect than a smaller home. Likewise, older homes will take longer to inspect than newer homes. A good rule-of-thumb is that the average 10-year-old, 2000 square foot home should take about 2 1/2 hours to inspect. Homes that are larger, older or have delayed maintenance should take longer.
WHEN DO I RECEIVE A COPY OF THE INSPECTION REPORT?
I understand that you are navigating through the Due Diligence and Inspection Period of your Purchase Agreement, and that time is of the essence. That is why I make it a priority to publish your home inspection report the same day as the inspection. My clients and their agents receive digital copies of the report usually within a couple of hours of the completion of the inspection appointment.
